Estate Agency fees are too high

Huss & CO … Why stress? Relax.

The London property market is at the highest it has ever been. I have many friends, families, old clients who have paid very high fees to estate agents. As a former sales and letting agent I know that anyone who wishes to sell or let their property goes through a stressful time, many don’t even get updates of the current situation with their property and worst of all, pay a ridiculous commission.

I would like to recruit experienced agents who know their local area very well. Each agent will be accommodating all viewings and progressing all sales & lets, whilst doing this they will be keeping all parties updated at all times. We will start off on a patch I am familiar with (southeast London) and then slowly aim to cover a larger area. The aim is to deliver an outstanding five-star service to not just the vendors and landlords but also to buyers and tenants.

Below are some figures that I have previously charged whilst working for a company.

In the region of £3,000 - £19,000 to sell properties! and between £2,500 - £6,000 to let out properties for 12months. The landlords also get charged a tenancy renewal fee the commencing year(for what?).

Online agencies are excellent on their fees however they are not meeting any clients or seeing the properties first hand. This in turn can cause a lot of miscommunication with all clients and cause stress to all parties.

Tenants suffer unreasonable fees.

Referencing fees + contract fees for two tenants can be in in the range of £300-£600. This work overall took no more than 90minutes of my personal time as a former agent (including viewing the property), so why charge such a high amount? See my fees below.

My fees below all include VAT and should be the lowest fees in London.

The below fees will go lower as the business develops.

Sell Property £2500 (sales value from £500,000 to £999,999.99)

Let out property £800 – 12 months (rent pcm upto £1,499.99)

Let out property £1200 – 12 months (rent pcm from £1,500 to £2,499.99)

Let our property £2000 – 12 months (rent pcm from £2,500)

Add additional £600 per year to manage rental properties

Referencing fee per tenant £75

Tenancy agreement renewal after 12 months for tenant(s) £25

Tenancy agreement renewal after 12 months for landlord(s) £25

Guarantor £25

Tenant deposit £six weeks

Landlords Yearly Renewal Fee £100

Why am I asking for £115,000?

See below the estimated cost of running the first year. There are also specific qualifications and company that I must register with.

Advertising on property portals £36,000 per year

Office space £16,000 per year

Two team members + car allowance £50,000 + commission per year

Leafleting throughout the year £5,000

Total £115,000

These figures are very close estimates provided by companies I have spoken with and research. I would like to be settled into the business without any worries in the first year so that my time is spent developing the business and staff. The team the heart of any successful business and will always be the centre of client satisfaction.

I only have enough funds to compensate for personal life whilst carrying out my goal.
