WELL THIS IS IT! THE LAST HARD PUSH AFTER 8 YEARS OF BLOOD SWEAT AND TEARS! WE HAVE BEEN MADE A FORMAL MORTGAGE OFFER AND WE HAVE ACCEPTED IT!!!!! YES THATS RIGHT WE HAVE ACCEPTED IT.

Sadly now though its got to that scary time where solicitors and all get involved and the costs keep on building and heaping. So far the 1% set up fee of £3500 which couldnt be factored into the loan, searches, more surveys, valuers, all that we had done before we came into the kennels on lease BUT needed to be done again to re confirm and give the bank security have been paid. Still to pay we have the banks solicitors fees which are a staggering £4000 and our solicitors fees of around £2500 plus what feels like much much more! On top of that we have had to seek and take independant financial advice to satisfy the bank and the charities commission that we are making the right move continuing with the purchase. Its been scary, not the fun time I thought we would be having, its not been enjoyable its been painstaking......BUT we are are nearly there! WE WILL CELEBRATE LIKE THERE IS NO TOMORROW ONCE OUR NAME IS ON THE DEEDS!

Although costs had been budgeted for its becoming much more expensive than we thought! Typically due to red tape and i's needing dotting and t's needing crossing it is not as simple for a charity to prove their worth when purchasing as it may be a *business!* We have had to work hard building up our own revenue, fundraising etc as just proving we have wonderful supporters is not enough. 

As we are fast approaching the Winter months when external fundraising dries up as always we are alive to the fact that our core aims are the dogs and whilst we WILL continue through with the purchase as its in our best interests we want to also make sure the reserves maintain. Instead of resting on our laurels as is always the case with Gap we want to work for this in the main the best we can with the help of our wonderful supporters. So to start helping ourselves this Friday SIX of our wonderful volunteers will spend a night sleeping in the kennels with SIX of our wonderful current homeless dogs to hopefully gleam sponsors and get us ahead to making sure we work through keeping ourselves health.

The main benefits of getting through this purchase quite aside from the fact our wonderful dogs safety is then guaranteed for life is that our current rent is £5000 a month! Our mortgage will be just £1800!! That is a saving of £3200 a month helping us much more to become self sufficient in the long run.
