Yeldall Manor, home to Phases 1 & 2 of our treatment programme for men recovering from drug or alcohol dependencies, is a Grade II Listed property, most of which is 120 years old. The 'Annexe', which houses the residents' bedrooms, is linked to the main house and is 84 years old. Repairs have been carried out to some of the flat roofs, but in recent years, it has become clear that the main section of the roof is in increasing need of major refurbishment. This has now become an urgent aspect of our maintenance programme and we have been advised that work should commence within the next 12 months in order to protect the integrity of the building.
The area of the building requiring the most urgent attention is the roof over the Pantry/ Laundry room/Kitchen/Hallway to dining room and Annexe link corridor. This is the highest priority at the moment due to water ingress and potential impact on the main building. Thankfully, one of our residents was a roofer and was able to assist in replacing many of the broken tiles in this area. However, there are also rotten dormer windows, soffits and fascias and address guttering and roof drainage in general. Many roof spaces also lack insulation which is leading to increased energy costs and impact on the environment. This work will be an ideal opportunity to address this need for the long-term benefit of the building and our work.
Beyond this first phase, we will then need to address the rest of the main building, which will require extensive scaffolding, and then the residents' Annexe. We estimate that the total cost will be around £250,000, but the first phase should cost around £50,000.
We are contacting trust funds and considering other funding options, but will also need gifts from our supporters to help make this happen.
